The Vicarage, Knutsford

NK Architects were appointed to develop an existing detached property in a Green Belt area, which had previously been extended ad-hoc.  The property was in a dilapidated state and required substantial works to it.

 

Under the Green Belt guidance, single properties are only allowed to be extended by 30% above the existing floor space, including any previous extension that have been added to the property.

 

Our design proposal was to remove the odd-looking extensions that had previously been added, and create an extension that would be sympathetic to the original design and character of the property.  After some discussions and alterations, planning was granted for an extension which created a large dining kitchen space, 2 large reception rooms; 4 double bedrooms, two with en-suite, and a further 2 bedrooms in the loft space.  The total area increased was around 42%, which is much larger than the typical extension allowed in Green Belt allocated land.
